Seville/Madrid, (EFE).- The price of housing in Andalusia has risen by 18.5% in the last five years. While wages have risen 5.9%. According to a study carried out by the real estate portal Fotocasa and the employment platform InfoJobs.
Regarding the evolution of salaries and housing prices since 2012, in these ten years salaries have increased in the community by 8.6%. While the price of housing for sale has risen by 14.7%.
In 2022 the price per square meter became more expensive by 7.3% -its eighth rise in a chain- and wages rose by 0.8%, according to the study “Relation of wages and the purchase of housing in 2022”. It takes into account the average prices of second-hand homes for sale.
By province, in Seville the price of housing increased by 5.8% compared to the previous year. Therefore, they have gone from paying an average of 1,596 euros per square meter in 2021 to 1,689 euros/m2 in 2022. While the Sevillians have received an average salary of 23,477 euros/year, 0.1% less than in 2021.
The province in which the price of housing in Andalusia for sale has risen the most in the last year is Malaga. With an increase of 12.4%, for which it has gone from paying 2,468 euros/m2 in 2021.
To this is added that the average wages in Malaga rose by 0.8%, from 23,496 euros/year in 2021 to 23,693 euros/year in 2022.
An increase of 7.5% of m2
In Spain, in the last five years, the salaries of workers have increased by 4.6%, while the price of housing has increased by 18.3%, and in the last decade, the rise in salaries of workers has been 3.4%. While the price of housing has risen by 8.5%.
Only in 2022 the price per square meter increased by 7.5% in the country as a whole, while wages fell by 0.7%.
Fotocasa points out that the reason why such a bulky increase in prices has been registered in the last year is the impact of the change in monetary policy with the rise in interest rates.
In this sense, he acknowledges that it is unusual for housing to present such rapid price increases in such short periods of time. EFE
