Madrid (EFE).- Navarrese citizens dedicated 40% of their gross salary to renting their home in 2022, the highest figure in the last decade, a percentage that is below the national average (43% ) and that it exceeded 50% in the Balearic Islands, Catalonia, Madrid or the Basque Country, according to a study by the real estate portal Fotocasa and the employment platform InfoJobs.
According to data from Fotocasa, the price of rental housing in Spain closed 2022 with an annual increase of 7.4% until reaching 11.03 euros/m2 per month in December. For its part, the average gross salary registered by InfoJobs last year was 24,395 euros (2,033 euros gross per month in 12 payments).
With all this, the effort involved in renting an average 80 m2 home increased in 2022 from the 40% of the income required in 2021.
Homes in the Balearic Islands, the most expensive
By autonomous communities, in which the tenants dedicated the greatest percentage of their salary to paying the rent of a home were the Balearic Islands (58% of gross salary); Catalonia (58%); Madrid (57%); Basque Country (52%); Canary Islands (49%) or Cantabria (43%).
Below the average were the Valencian Community (42%); Navarre (40%); Andalusia (38%); Aragon (36%); Galicia (35%); Asturias (33%); Castilla y León (33%); La Rioja (33%); Region of Murcia (32%); Extremadura (25%) and Castilla-La Mancha (24%).
By provinces, in which more wages were dedicated to paying the rent were Barcelona (62%); Guipuzcoa (59%); Balearic Islands (58%); Madrid (57%); Malaga (52%); Las Palmas (51%); Vizcaya (50%); Santa Cruz de Tenerife (47%); Girona (46%) and Álava (46%).
The historical maximum level
Fotocasa stresses that wages are not growing at the same rate as housing and that rental prices are at their highest historical level, showing the largest increases in the last 17 years.
With all this, the salary increase that the citizen makes to access the rent is well above what is recommended by the European control bodies, which establish that no more than 30% should be allocated to paying for housing.
