Madrid/Seville, (EFE).- The mortgage firm on homes constituted in Andalusia stood at 7,923 in January, 4.8% more than in the same month last year, which represents a higher growth of almost two points to the total for the country, which stands at 2.9%.
According to the data published this Monday by the National Institute of Statistics (INE), compared to December the increase in the mortgage firm in Andalusia was 15.9%, with a borrowed capital of 970,493,000 euros, a 12.7 % more than the previous month and 0.5% more than in January 2022.
Thus, Andalusia is at the head of the autonomous communities in number of mortgage firms constituted in January, followed by Catalonia, with 6,907, and the Community of Madrid, with 5,623.
The same, but in a different order, were the communities in which more capital was lent for the constitution of these loans: Madrid (1,219.0 million euros), Catalonia (1,083.3 million) and Andalusia (970.5 million). .
The number of mortgages constituted in Spain stood at 37,435 in January, after the 8.8% drop registered in December, the highest figure in a month of January since 2020, while growing by 24.5% compared to the close of December.
Interest rates rise
The capital lent by the entities to establish these mortgages stood at 5,340.2 million euros after increasing 4.2% year-on-year and 23.4% compared to the previous month, while its average amount rose 1.3 %, up to 142,654 euros.
67.4% of mortgages on homes were established with a fixed interest rate, the highest percentage since September 2022, and 32.6%, with a variable rate, according to INE data.
In mortgages constituted on homes, the average interest rate at which they were granted in January was 2.65%, the highest since June 2018, according to INE data.
In total, in January 48,501 mortgages were granted on all types of properties -rustic, urban and homes-, 2.7% more than a year earlier and almost 23% more than at the end of December.
Less registry changes
Due to the nature of the property, the mortgages constituted on homes concentrate 66.4% of the total capital lent in the month of January.
The total number of mortgages that modified their conditions in January in the property records fell by almost 14%, to 12,554, and of these, 10,332 were novations (modifications with the same financial institution), which fell by almost 15%.
Likewise, almost 40% of all these registry modifications were due to changes in interest rates, after which the percentage of fixed-rate mortgages increased from 11.1% to 50.8%, while that of mortgages Variable interest decreased from 87.9% to 47.8%, explains the INE. EFE
