The INE clarifies that not all foreclosures that begin end with the release of their owners, and that a judicial proceeding can lead to several certifications for foreclosure.
Of the 14,148 homes of individuals with foreclosure in 2022, 11,556 were habitually owned and 2,592 were not the habitual residence of the owners, 12.8% less.
Considering the state of housing, 11.7% of foreclosures on homes in 2022 were on new homes, which fell by 20.6%, and 88.3% on used homes, which fell by 18 ,3 %.
Regarding the year of constitution of the mortgage, 15.9% of the foreclosures initiated on dwellings in the year corresponded to mortgages constituted in 2007; 14.9% to mortgages constituted in 2006, and 10.4% to 2005 mortgages.
In this way, the period 2005-2008 concentrated 50.1% of the foreclosures started in 2022.

The communities with the highest number of certifications for foreclosures over the total number of properties in 2022 were Andalusia (5,916), the Valencian Community (4,943) and Catalonia (4,749); the Foral Community of Navarra, with 152, Cantabria, with 210, and the Basque Country, with 286, registered the lowest number.
Regarding housing, Andalusia, with 4,362; the Valencian Community, with 3,344, and Catalonia, with 3,136, registered the highest number, while the Foral Community of Navarra, with 83; La Rioja, with 109, and Cantabria, with 124, showed the lowest figures.
Fourth trimester
Between October and December, the number of registrations of certifications for foreclosures initiated in the property registries was 6,366, 55.1% more than the previous quarter and 22.3% less than in the same quarter of 2021.
Among the homes of individuals with foreclosure, 3,049 were habitually owned, 7.9% less than in the same quarter of 2021, and 630 were not the habitual residence of the owners, 24.8% less.
Home foreclosures accounted for 65.3% of total foreclosures in the fourth quarter of 2022; 47.9% of the total were habitual residences of natural persons, which totaled 3,679, 11.3% less than in the fourth quarter of 2021.
7.5% corresponded to homes belonging to legal entities, 480 and 61.6% less than a year earlier, and 9.9% to other homes belonging to natural persons, a total of 630 (24.8% less). .
Foreclosures in other urban areas (premises, garages, offices, storage rooms, warehouses, residential buildings, other buildings and urban developments) represented 27.1% of the total.
Based on the State of Housing, 9.6% of foreclosures in the fourth quarter were on new homes, which were down 37.1%, and 90.4% on existing homes, which were down 21.1% .
15.0% of the home foreclosures initiated in the fourth quarter corresponded to mortgages constituted in 2007; 14.9% to mortgages constituted in 2006, and 11.4% to 2005 mortgages.
Breaking down the data by autonomous community, those with the highest number of certifications for foreclosures out of the total number of properties in the fourth quarter were Andalusia (1,568), the Valencian Community (1,172) and Catalonia (1,119), while the Foral Community of Navarra (34), Cantabria (36) and Aragón (70) registered the lowest number.
In the case of homes, Andalusia (1,141), the Valencian Community (840), and Catalonia (772) presented the highest number of executions, while the lowest figures were in Cantabria (22), the Foral Community of Navarra (22) and the Basque Country (25).
