Madrid (EFE).- The number of mortgages constituted on homes in Spain stood at 35,900 last February, 2% less than in the same month of 2022, and 4.1% less compared to January, according to data published this Wednesday by the National Statistics Institute (INE).
The average amount of these mortgages was 143,413 euros, 1.2% more than in February 2022, while the capital lent by the entities was 5,148 million, 0.9% less than a year earlier.
In mortgages constituted on homes, the average interest rate at which they were granted in February was 2.86%, the highest since May 2017, and of these, 65.7% were constituted with a fixed interest rate and 34.3%, with a variable rate.
In total, in February 46,934 mortgages were granted on all types of properties -rustic, urban and homes-, 4.6% less than a year earlier and 3.2% less than in January.
Due to the nature of the property, the mortgages constituted on homes concentrate 67.5% of the total capital lent in the month of February.
Less registry changes
The total number of mortgages that modified their conditions in February in the property records fell by almost 27%, to 11,213, and of these, 8,468 were novations (modifications with the same financial institution), which fell by 31.9% in annual rate.
Likewise, almost 40% of all these registry modifications were due to changes in interest rates, after which the percentage of fixed-rate mortgages increased from 13.5% to 46.7%, while that of mortgages Variable interest decreased from 85.4% to 52.1%.
